    PRIORITY

    Getting to know YOU and what’s most important to YOU!

    YOU are my ultimate priority!  When we meet for the first time, I will ask several questions to get to know you and your objectives, expectations and timeline for selling your home. I will listen carefully to you, as well as address any questions, concerns, or fears you may have about the market in general and the sale of your home in particular.

    I will then have you walk me through your home and take pictures (for my use only) so I can learn the special and unique features of your home to help you accurately price your home.

    PRICING

    Analyzing the Market and helping YOU set the price.

    I will put together a Comparative Market Analysis (CMA) for your home.  This in-depth study will compare and contrast homes in the surrounding area that have sold in the last 3-6 months, active properties for sale and pending properties that are under contract.  I will look at properties that are similar in size, style and condition to yours taking into consideration the number of bedrooms, bathrooms, finishes in the kitchen, special features, yard, curb appeal, location and neighborhood.  I will tour the active listings, drive by each home, speak to the listing brokers, and thoroughly evaluate the Multiple Listing data provided on each home.

    I will then meet with you in my office to present my detailed findings on our large screen, so you can accurately set the purchase price of your home.  If we decide to work together, I will then go over the listing agreement with you, carefully explaining the terms and discussing with full transparency the compensation for my services.  I will listen carefully and together we will develop a customized plan to prepare and present your home to attract the most potential buyers.

    PREPARATION

    Managing all the work done to prepare YOUR home for Market.

    We will create a timeline and I will provide a calendar to track our progress.  I will act as your project manager through every step of the process. You will have access to my business partners for any cleaning, repairing, painting, installing or remodeling you decide to have professionally done, in order to get the greatest return on your investment.

    I recommend that all my sellers have their home pre-inspected. The inspection report demonstrates transparency which creates greater confidence in buyers, which statistically results in higher offers.  Instead of being afraid of what one may find, the knowledge that sellers gain from pre-inspections actually gives them greater confidence during negotiations, since most savvy buyers will want an inspection on the home anyway.

    PRESENTATION

    Marketing YOUR home to attract the most potential buyers.

    Staging and Photography: Statistically, we know that 97% of buyers utilize the internet during their home search, and 89% of them cite photos as a “very useful” aspect of their online search.* To make the best first impression I recommend that all my sellers have their home professionally staged. Forbes.com reports that staged homes statistically sell 87% faster than non-staged homes and for 17% more! If a home is vacant, full stagging is recommended.  If occupied, then some of your furnishings will be utilized and enhanced by the stager to show your home in its best light.

    I will hire and pay for a professional photographer (who has the lighting, equipment and know-how) to capture the beauty and special features of your home, as well as provide detailed floor plans to help buyers visualize their furniture in their new home!

    Full Color Brochures and Online Marketing: Utilizing our professional photography I create high quality color brochures that enhance potential buyers’ experience at your home by showcasing  it’s unique qualities.

    I will post your home on Windermere.com, and because I am a member of the North West Multiple Listing Service, your listing will also appear on all other major participating brokerage sites in the area.  Windermere’s listings also appear on real estate sites like Realtor.com, Trulia, Zillow and Redfin with approximately 75 million combined unique monthly visitors. Your home will also get exposure on all my social media sites.

    Signage and MLS Keybox: I will install a sign in front of your house, not just any sign, but a Windermere sign. For over five decades, Windermere has become synonymous with quality listings and Windermere has the largest market share for selling and buying properties in both King and Snohomish counties.*  Windermere takes its standard of service to its clients very seriously. As members of the National Association of Realtors, we agree to abide by a strict code of ethics that is based on professionalism and consumer protection. To further reinforce our commitment to our clients, Windermere has built upon the REALTOR code of ethics by establishing what we call our Windermere Standards of Practice outlining how we believe our clients should be treated. Our Standards of Practice ensure that Windermere brokers hold themselves to an even higher level of competence and accountability.  This translates into a more satisfying real estate experience and peace-of-mind for my clients, knowing that doing right by them is my highest priority.

    I will place a mobile activated key box on your front door for brokers and their buyers to access and see the interior of your home.  This allows us to control who has access to your home (only licensed realtors), monitor the activity as well as follow up with these buyer’s brokers to get immediate feedback on buyer’s perceptions on the home, its features and price!

    Open Houses: In addition to buyer broker showings, another powerful way to create traffic and expand exposure for your home is by holding open houses. 53% of buyers describe open houses as an important information source when looking for a home.*  I will hold an open house each weekend until your house sells.

    PURCHASE & SALE AGREEMENT

    Negotiating for the best price & terms for YOU.

    All offers received will be presented to you in a timely manner.  Upon receipt of an offer I will carefully examine the entire agreement: price offered, financing, contingencies, terms, and  timelines.  I will make sure all forms and disclosures have been properly attached, filled in correctly, and signed.

    I will call the buyer’s lender to learn about the strength of buyer’s financial position and obtain verification of funds when necessary, to ensure that that buyer has the means to close the deal.

    I will call the buyer’s broker, negotiating on your behalf, and suggest ways to improve the buyer’s offer and provide them an opportunity to amend and resubmit it.

    I will then present the offer(s) to you, and you can be assured that they have been vetted and include the best price and terms that the buyer is willing to put forward.  At this time I will carefully explain all aspects and terms of the offer and answer all your questions before you sign any agreement.

    PATH TO CLOSING

    Handling all the details & timelines to ensure a smooth closing.

    Shortly after you accept an offer and enter into contract with a buyer you will receive a detailed closing calendar with important dates and milestones.  I will track all contingencies and make sure all deadlines are met.  I will meet with the appraiser and provide comprehensive information to support the contract price.  If the buyer conducts their own inspection, I will negotiate on your behalf and explain the best course of action.

    Throughout this path to closing, I will regularly communicate with the buyer’s broker, lender, title, and escrow and provide regular updates to you.  My goal at this phase is to give you peace of mind that the details are being handled and we are proceeding smoothly to our closing date.

    After a successful closing and you receive the proceeds from the sale of your home, my service is not over.  I am committed to continuing a relationship with you as your trusted Real Estate Adviser for many years to come.  Whether you need a list of moving companies or a referral for a Real Estate broker in another city now, or financing information, home improvement suggestions or general real estate analysis in the future, I will be there for you!
